Stoneswood, Oldham - Continuing Care & Extra Care
Alteration & Extension.
A Care scheme within the green belt on a challenging steeply sloping site near Saddleworth Moor with nestled in amongst over 200 protected trees to provide a mixture of alterations, new build extension and detached new build close care apartments.
The project Involved the remodeling of an existing 25 bed Victorian care home, to rationalise facilities and modernise facilities with those of a significant new build three storey extension comprising a further 21 en-suite Care beds and 5 Care apartments all meeting current Care Home Standards for Nursing.
We re-organised the building layout providing a pleasant naturally lit Dining Room utilising previously unused spaces between the existing buildings and also modernised the commercial kitchen. The scheme also encompassed the provision of a range of communal facilities for residents and day visitors with a mixture of Lounges and day spaces to enable a range of activities to be undertaken as well as supporting administrative facilities.
Completed in late 2016 adjacent to the main home is a detached block of 8 apartments designed by MBO architects to maximise views across the valley and as built to the side enabled the existing home to remain operational throughout.

Situated in the green belt on a very steeply sloping site with over 200 protected trees the project involved remodelling of the existing care home, an extension comprising 21 care beds and 5 Care Suites, the construction of 21 Extra Care cottages and 8 Close Care apartments within the terraced site, and the conversion of 4 existing flats into Extra Care units.
The design unlocked the potential of the 5 acre sloping green belt site for Extra Care cottages by extending former garden terraces to form plateaus that radiate around the back of the site. By designing single aspect cottages and staggering them up the site, the horizontal separation is minimal but each dwelling has a south facing view of the open valley over the roof of the property in front.
Since securing the initial approval we have continued to work with the client to respond to market pressures to secure Planning Approval trading-off’ providing units to the higher more awkward part of the site, to minimise capital outlay initially enabling development of a smaller area of the lower part of the site to construct eight extra care apartments with car parking, close to the main home whilst also reducing engineering costs.
